1. Realtor.com Company Showcase - make sure your profile is complete and that you are using all of the features like 25 photos, virtual tour, video, text descriptions and headlines. This program will cause your listing to stand out and, most importantly, not become eliminated due to lack of information. Consumers will call or email you directly from the site.

2. Leadrouter - if you are not using this tool correctly, you will never realize the impact it can have on your business. Century 21 syndicates listings all over the Internet. Leads are captured and sent directly to your cell phone FOR IMMEDIATE RESPONSE. To make this tool work for you, make sure you are updating leads consistently and following up on every lead. ABOVE ALL make sure you call or email the lead back within minutes of receiving the call. If not, the consumer will move on to another listing.

3. Landing Page Marketing - Use your landing pages with lead capture as a destination for all craigslist ads. Make sure the page link is embedded in all of your ads. Post your ad codes on craigslist multiple times daily and then relentlessly follow up on every call and email you capture.

4. Social Media Networking - Spend a few minutes a day finding friends on facebook, followers on twitter and business connection on Linkedin. This helps boost your contact list and gives you exposure to many people you normally wouldn't reach. Consistent posting on these networks will generate leads... FOLLOW UP!

5. ASK FOR REFERRALS - The best time to ask for a referral is while you are in the "honeymoon stage" with a current client. You can apporach it by saying "I am going to work very hard for you and give your home my full attention. This is how I make a living and when I am finished here, I will need another job. Who do you know that could use my services?" Add all referrals to your contact manager and FOLLOW UP!

6. TELEPHONE LEAD GENERATION -We have extensive training for using scripts and techniques for generating leads over the phone. THIS IS STILL THE MOST EFFECTIVE AND IMMEDIATE WAY TO REACH PEOPLE AND DEVELOP LEADS. You should set aside 3 HOURS PER DAY for Telephone Lead Generation. Call FSBOs. EXPIRED LISTINGS, SOI, Make JUST LISTED and SOLD calls. USE THE TOOLS PROVIDED TO CAPTURE MORE BUSINESS!

7. Email Marketing -Using the above tools to BUILD YOUR EMAIL LIST, create an email campaign to send automated, relevant emails several times throughout the year. The company provides a Contact Management System and eCampaign Center at no cost to you. However, this tool will not work if you don't use it. If you choose to use the eCampaign program it will aid in consistent follow-up efforts and generate more leads.
